Decent sized room with a comfortable king size bed, one easy chair, one office type swivel chair and a couple of dining chairs and a small table.
Our second floor room looked out onto Lake Rotoiti - very nice view (Lake Rotorua is in the opposite direction and can't be seen from the hotel).
Strange folding wooden shutters between the room and en suite bathroom (with separate shower cubicle) - would let in natural light I suppose?
Fridge, desk, small wardrobe containing iron and board.
Some of the fittings are a bit worn and tarnished, giving the room a well used feel - but it was clean and everything worked.
Friendly staff.

No lift - but the receptionist offered to help carry luggage.
Good breakfast available: fruit, cereal, yoghurt cheese, cold meats, croissants juice, plus scrambled eggs, baked beans, mushrooms, hash browns and bacon (potato wedges one morning). Toast, butter and spreads. Only disappointment was the water in the flask for tea wasn't hot - we had tea in our room.
At times the breakfast area had food dropped by guests on the chairs and carpet.
We dined in the restaurant one evening - nice meal.
The hotel is an easy 20-30 minute drive to the centre of Rotorua (you definitely need your own transport) but only 5 minutes from Okere and Tutela falls.
We had a comfortable stay and the buffet breakfast was a treat.
