Very impressed with this place. Stayed 4 nights with my wife and we were very comfortable and well looked after by the extremely helpful staff who definitely went the "extra mile," lending us a thermos flask & boiling hot water for us in their kitchen every day when we asked.
The location was excellent- On the main island just a short walk from 'Accademia' and 'Salute' Vaporetto (waterbus) stops. You can of course walk everywhere from here, but the Vaporetto is so frequent and convenient, especially with a several-day pass (rather than single tickets). You will not have water views from the windows of this guesthouse, but you'll have that every day anyway when you are out and about the city- this location is just far enough off the main drag to be quiet, which is more important.
The room decor was really quite impressive- recently done up to a high standard in traditional decadent Venetian style. We had an original marble fireplace (not for use) in the room, high ceiling, and Murano glass chandelier. The walls were covered with padded cloth stretched over panels. There were larged curved windows that opened, with shutters, and rich floor to ceiling curtains.
Previous reviews mentioned that the breakfasts were somewhat meager. If this was the case, it has certainly changed now: We were served cold meats and rolls, fresh coffee (cappuccino was excellent), fresh pastry, yogurt, cereal, choice of a few types of fruit juice... well set us up for the day!
