Second year we’ve stayed here. Great place, clean and a very pleasant and helpful lady greets you.

Lovely clean hotel. The hostess was really helpful and nice. Only bad thing was parking, you have to pay before 6pm and after 9am and theres not many spaces.

Lovely welcoming, just be aware of the parking situation it’s not “on site” but street parking which is metered 👍

Had a wonderful weekend. The guesthouse is clean and homely, lovely host, and situated in a serene area. Although taking card details for possible mishaps on check in isn't the best way to handle it as not many people would be willing to drop off their personal details.

6/10 Good

Place is okay. Parking needs to be paid for until 6pm. And that's very limited. Small bathroom. Tiny sink.

A tidy delight
A very clean, well-lighted room, with tea and coffee facilities. Five minute walk to the railway station, and close pubs, restaurants & the Hastings Old Town

Just a little gem of a guest house, host was accommodating with earlier check-in and leaving our bags there before we did check in. We had room no 5 with a queen bed and single with en suite and tea coffee facilities and a fridge as well.Really couldn't find any faults at all,we only had an overnight stay but would definitely return

It was such an excellent stay, excellent staff. Great location - short walk to beach/everything, clean, safe, affordable. Would definitely stay again if I ever visit again. Highly recommended!

2/10 Poor

Had to hand over my credit card for a security deposit that wasn’t mentioned, woman took the details down and 3 days later my card has been fraudulently used in Australia. Seems far too much of a coincidence

8/10 Very good

Nice Guest House good location
Good location near the beach and many cafes and restaurants. Clean and warm welcome. Website needs updating to say no breakfast available and free parking limited up a hill under trees (had to take car to car wash due to bird droppings) Only problem bathroom sink really small

Communication not great: nobody answered the landline when we tried calling beforehand to find out about check-in time and the mobile was answered by someone who doesn’t work there anymore. Room was en-suite, but bathroom was tiny.

Convenient location
Lovely room with a separate, private bathroom. There is a sink, fridge and kettle in the room which is handy. Location is a very short walk from the station and it only took 10/15 minutes to walk to the Old Town. I also want to mention the proprietor / manager is very friendly and helpful.Would definitely recommend.

2/10 Poor

Never again
I had booked a room months in advance but was only informed that there was a problem with my payment card and my room was no longer available 2 days before my arrival date, this after verifying that my room was booked and that i pay on arrival months earlier.

8/10 Very good

Very decent place to stay :)
Pros: * The Manager was very friendly and made sure she was present for check-in and any follow-up questions. * Handy location close to town. * Free on-street parking between 6pm - 9am. * Complimentary tea/coffee and milk that was topped up every day. * TV and Wifi. * Room was tidied during the morning. * Fan available. Cons: * Walls were thin so I could hear my neighbour's TV late into the night. * The shared bathroom had a damaged light/fan switch which was very difficult to turn on. * The details on the website about on-street parking needed to be updated. * No bar fridge. * The wifi password wasn't written down anywhere. * I had to log into my own Netflix and Prime accounts on the TV rather than it being provided by the hotel.

This property is not as advertised. Parking at multi story carpark nearby was £30.00, an unexpected additional cost. Karaoke entertainment is advertised and does not take place. No housekeeping as in made beds etc and we had to ask to clean towels.
Deirdre, 2-night trip

6/10 Good

Cheap, if not fussy.
Advertised with free parking.. this was street parking if you could find a space which then became no parking at 08:00 in the morning. Alternatively could park in multi storey park 5 mins away but this was locked throughout the night so no access should it be required. No breakfast facility - due to Covid(?) - available but could use cafe ‘round the corner, even though board at front of guest house stated breakfast available. Unfortunately, this did not open until 08:00 by which time you had to have driven away due to parking restrictions or risk a fine.

Very cute and quiet B&B, though on a road which at the weekend can get loud, depending on amount of drunken idiots in the area. But really, mostly quiet. Would help if the windows were double glazed - it would keep both the noise and the cold out. As it were, we went in November and whilst it was mild outside, the heating in the room only worked for a few hours and then for some reason didn't. It wasn't cold enough in the room to bring this up with staff so I've no idea why this happened. Otherwise, the staff was lovely, the room (and the bathroom) was good-size, clean and up-to-date, with a mini fridge and a large TV, a radio and a kettle with all the paraphrenalia to make your own tea/coffee. Just know, if you're looking to come with a big suitcase, good luck lugging it up the tiny stairs. It's very tight and you will struggle. Last but not least, parking can be found on the street, though is only allowed between 6pm and 8am Mo-Sa (at the time of writing) so if you're looking to leave your car somewhere outside these times, there's a car park at the top of the street which costs around £8 for 24hrs (though it gets locked after 11pm) so not too bad. Had a lovely weekend stay though so thanks to the staff :)
