Owner re-sold our rooms as our price was too cheap
When we arrived it was difficult to find anyone. It certainty wasn't a hotel, rather a very basic hostel, and the inside had painted concrete floors. Not like the photos on hotels.com. I found Boyd who was friendly, but said "we stopped using hotels.com months ago as they sold the rooms too cheap. Ask them for a refund and pay me cash, but we don't have rooms like the photos, I show you on my motorbike". He showed me another building with basic bunk beds and shared bathroom. Not what we booked. He said what we paid would not cover his bills. When hotels.com called him he bacame angry and rude, shouting "I need someone Thai, I don't speak English". Despite talking perfect English with me. He swore and became agitated, saying he has work to do. He hung up the phone with hotels.com before handing it back which was very unhelpful. Hotels.com were great and found us somewhere much better. Avoid this place, I wouldn't stay if it was free. The 5* reviews are very suspicious and the reason we booked. Chaing Mai is great btw.

A wonderful place to stay. Boyd, the owner and Fred a long staying friend were excellent hosts. They organised personal tours and taxis and visits to local street bars for food, going out of there way to make it a memorable stay. Situated in a fairly quiet suberb (although the school next door could be heard if around the hostel during the day). A shop at the end of the street was handy. A clean hostel with good facilities, would recommend staying here.

I’ve stayed here multiple times (five I think) and Boyd, the manager, always bends over backwards to be helpful. He answers phone calls at 11pm, shows up at 6am to open the doors for you, frequently cooks dinner in the common area and even offers drinks and great advice to guests who are trying to learn about or get a feel for Chiang Mai.

Owner is fantastically crazy
My friend and I stayed there for 3 nights. It’s a nice place that is walking distance to the night bazaar. Had our own bathroom and the shower is together with the toilet (thought that was unusual). The owner there is super friendly and funny. Had a nice walk with him downtown to monk halloween. When we had to leave, he said he could call a tuk tuk for us. I thought he was gonna call using his cell phone, but the dude literally hopped on his moped, drove off, and came back with a lit tuk tuk following behind him.

We booked this hotel but due to a mistake in the booking system, the host could not provide us with a free room. However Boyd (the host) was super helpful and cooked for us and helped to manage an alternative place for us to stay. Everyone at the place seemed to be chilled an laid back so it was a shame we could not stay. Nice atmosphere and the rooms seemed to be clean and nice as well

The owner is very friendly and helpful. He speaks good english. The rooms are average, but mostly clean. There were little lizards all over the hotel and we found one in our room. But they are harmless, and we were ok with that. It’s located close by the night bazaar, about 10 minutes walking.

I loved my stay at the Zz House. The place is 20 min walk from the center and yes the walls are thin so you can hear your neighbor snoring, there is a somewhat noisy school nearby, the rooms are not modern... BUT, knowing all this if you still decide to book a room there you will get a great service from the host Boyd. His is cool and helpful, sits and grills with the guests and can organize some wonderful tours. I would not hesitate a second to recommend this place!

Best host ever
Very good place ... good price-quality rate. The owner is really kind and make you feel at home. He spend all his time to make sure that you are having a good time, he has a cellphone in the hotel avalible for everyone in case that you have a problem or just need orientation. The facilities are flawless, all tidy and clean, even the check in was at 14, he allowed us do it at 10, so very convenient for travelers who arrived at morning. The place is no so far to the principal market (10 minutes) easy and nice walk There is a supermarket near as well. We could buy food and prepare a meal in there .

Good Guest House, Great Manager
The ZZ House location is a reasonable five minute walk to the Iron Bridge and a twenty minute walk to the old walled portion of Chiang Mai. Note that there are no sidewalks for a large portion of the walk, so be aware of traffic (mostly one way). The street is quiet, although there is a school across the street where there was a band conducting practice out in the courtyard at ~9:00 AM (not sure how common that is though). The thing that makes this guest house amazing is the young man who runs the place, Boyd. He appears to do everything and has great English skills. He is also nice and giving to a fault. He will personally greet everyone, providing insight and ideas. For Loi Krathong, he personally escorted a group of ~25 of us to the temple and then to the river side, coordinating with locals to have pre-provided candles to set out on the river and lanterns to release into the sky. We then returned to the guest house to let off fireworks. At no point was money requested, so as far as I could tell, he likely paid for most people out of pocket (I paid him when I checked out, but not everyone in the group was still lodging at the guest house). When I needed to go to the airport he fetched a tuk tuk to pick me up, getting me a rate MUCH lower than I would have expected. Overall, the location is good (not great), but having Boyd available made the otherwise great experience of being in Chiang Mai phenomenal. I absolutely would recommend ZZ House to others.
