This is not a hotel or a bed and breakfast. You're essentially being rented a room in an old building. The property is unmarked from the outside and then accessible via several flights of stairs. The elevator only takes you part of the way up. I checked in at 2 pm but no one was at the front desk and the door to the office was locked. Only when I called did a woman emerge from the locked office reeking of cigarette smoke. She spoke 0 English, be warned. I was then shown my room at the top of a narrow, poorly lit spiral staircase that is again inaccessible by elevator. The room was spacious, comfortable and clean. However, toiletries were not stocked and the phone number left in the room to call with issues led me to a man who was no longer with the property. When I checked out this AM, again, no one answered my knocks at the office door, so it's unclear if I ever really checked out.
Don't stay here unless you're a local, who speaks Italian and has extremely light luggage and will have 0 reason to communicate with the B&B staff.
Also, there's no breakfast, so the name is a misnomer. Worst property of my stay in Italy!
