Helpful and professional reception staff. We arrived early and they checked us in, but as the room wasn't available until 2pm, they let us store our suitcase at the counter. At check-out, they can keep your suitcase until 12pm but after that you have to use the coin lockers (there are some inside the hotel entrance).
The room was a little cramped - we are 2 average sized Asians and felt there wasn't much room to move around. Good enough for a place to clean up & sleep in. The room is equipped with a kettle, a tiny safe (depth & width enough for A5 folder) and a mini fridge (no freezer section). There were plugs & USB charging ports at the desk & bedside. No wardrobe, but there were 2 pegs with hangers, & they provided pyjamas! Toiletries are provided in the bathroom & reception area.
The towel exchange is a little confusing - reception staff told us to put our unused towels out, but the signage in the room seemed to say we should put our used towels out for exchange. They can be quite early too: once we were a bit late (9am) putting out the sign for no towel exchange, and opened the door to find they had already given us new towels.
The 2nd floor lounge was nice - microwaves, hot/cold water dispenser, free soft drink fountain, snacks & drinks for purchase.
It's a good location close to convenience stores & food/shopping. It's close to the Ueno stations - you can actually walk underground to exit 3 (but no lift) instead of dragging your luggage through crowded strees.
